Huurkor (Pty) Ltd was established in 1968 by the late Mr. R. J. Venter, with Huurkor Admin (Pty) Ltd commencing with Sectional Title Administration in 1976. In 1986, Mr. H. W. (Hennie) Venter, followed in his father’s footsteps and joined the Company. After Mr. R.J. Venter’s death in 2003, Mr. Hennie Venter continued his father’s legacy, building Huurkor Admin into an industry leader, as it is known today.

CLIENT BASE AND SERVICES

We are currently the managing agent of choice for more than 400 Sectional Title Schemes and provide a service to more than 15 000 owners. As managing agent, we offer a full administrative service which is set out in detail in our management agreement. However, below is a list of some of the services offered as instructed by and / or mandated by the Schemes Executives:

 

  • Arranging repairs to, and maintenance of, the Common Property;
  • Negotiate with professional firms / consultants / contractors and other for the compiling of specifications of work to be done;
  • On behalf of the Scheme, payment of employees’ salaries, wages, PAYE, UIF and Workmen’s Compensation;
  • Negotiation with consultants and / or obtain written reference from the relevant controlling bodies relative to labour legislation;
  • Assistance in providing service contracts to employees in accordance with the current Labour Relations Act, as well as advice on disciplinary codes and procedures as well as the conduct of disciplinary hearings and the like, at the Managing Agent’s prevailing rates, if applicable; 
  • Determine and / or obtain the replacement values of buildings / improvements for insurance purposes;
  • Arrange for the insurance for the buildings / improvements and any other insurance the Scheme may require;
  • Lodging of insurance claims with the broker;
  • Payment of monthly expenses such as council accounts and insurance premiums, as well as other payments authorized by the Scheme Executives;
  • Keeping full records of our administration;
  • Collection of contributions (levies) and other charges; and
  • Assist with the preparation of a budget for the financial year.

PORTFOLIO MANAGER

Each Community Scheme is assigned a portfolio manager who is trained extensively to be knowledgeable and efficient, and reports to the senior management team. Support is provided by portfolio assistants and administrative personnel. The senior management team oversees the personnel and assists with the daily management of the company, largely as per the assigned responsibility, and reports to the Managing Director, Mr. H.W. Venter.

Huurkor Admin (Pty) Ltd Metering Services offers Community Schemes a comprehensive meter reading and administrative (recovery) service for the Scheme’s utility services, be it electricity, water and sanitation, or both. As the holder of the bulk utility account, the Community Scheme is the service provider to the individual units, with Huurkor Admin (Pty) Ltd Metering Services providing the necessary meter reading and administrative service to recover the costs from the units’ consumption.

 

The units’ individual meter readings are taken monthly and captured for record- and calculation purposes. The charges are calculated, in accordance with the prescribed tariffs of the applicable bulk service provider, such as the Community Scheme, a municipality or Eskom. The calculated charges are posted to account statements and sent to the owner of the unit, as well as the unit’s tenant, if applicable, for payment. The funds recovered from the individual units’ consumption and accounts are paid to the Community Scheme, enabling the Community Scheme to settle the bulk account.

The advantages of Huurkor Admin (Pty) Ltd Metering Services providing the meter reading and administrative services are:

  • Since the Community Scheme is the service provider, the individual units’ utility accounts are paid to the Community Scheme. This often results in an over-recovery, or profit, which remains the funds of the Community Scheme.
  • The Community Scheme retains control over their bulk utility account(s). With individual third-party utility service providers, the Community Scheme will not always know whether their bulk account is paid partly or in full, which may result in services being disconnected without the Trustees / Directors or Managing Agent receiving any knowledge or warning of the disconnection.

This utility management solution empowers us to efficiently implement, maintain and manage utility networks for our clients. The Urbtec world-class platform provides a solution for automatically collecting meter readings through smart meters or manual meter reading apps, managing utility metered networks and collecting utility income from tenants and residents, all imported into our operating software to provide our clients with an effortless experience.
